Job Description

Location: Office based in Moraine, Southern Dayton, OH (covering Dayton suburbs)

Schedule: Monday–Friday, 8:30 AM – 5:30 PM, with weekend and after-hours needs as required

Compensation & Benefits:

Portfolio:

• 20 scattered-site properties in Dayton, ranging from small condo communities to 72-unit complexes
• Includes duplexes and townhomes as needed

Team Structure:

• Onsite Property Manager, Assistant, Leasing Agent, and 3 Maintenance staff
• Contractor support plus multiple vendors

Expectations:

• Manage and improve B and C class assets
• Provide strong accountability and hold staff/vendors accountable
• Create and implement systems and processes for consistency
• Skilled in AppFolio
• Lead revenue growth, oversee renovations, unit turns, and budgets
• Handle month-end gross reporting and financial performance
• Function independently while driving improvements across the portfolio
